How Much Does It Cost to Replace a Roof in 2026?

Price your own roof in squares, check it against 2026 installed rates for 3-tab, architectural and metal, and find the line items that turn a fair bid into a surprise invoice.

Most asphalt roof replacements on a typical home cost about $8,700 to $16,200 in 2026. Installed shingles run roughly $4.11 to $5.57 per square foot for architectural and $8 to $14 for metal, plus $0.40 to $3 per square foot to tear off the old roof. Your real number depends on roof surface area, which is always larger than your floor plan.

A roof quote is a multiplication problem: roof area times a price per unit, plus a handful of line items. Once you can do that multiplication yourself, no roofing bid can surprise you. This guide gives you each piece of the math with 2026 prices, then shows the costs that hide outside the main number.

Step 1: Find your roof area in squares

Roofers price in squares. One square is 100 square feet of roof surface. A 2,500-square-foot roof is 25 squares.

Your roof is bigger than your house because it slopes and hangs over the walls. There are three ways to find the number.

Measure the footprint and use a pitch multiplier. Measure the outside length and width of the house, add about a foot on each side for overhangs, and multiply. Then multiply again by the factor for your roof's pitch:

A 40-by-50-foot ranch with overhangs is about 42 by 52 feet, or 2,184 square feet. At a 6/12 pitch that becomes about 2,446 square feet, or roughly 24.5 squares.

Ask for the measurement report. Many roofers order an aerial measurement report before quoting. Ask for a copy. It lists squares, pitch, ridge length, valleys and waste, and it lets you compare bids on the same measurement.

Check an old insurance estimate. If you have ever had a roof claim, the adjuster's estimate lists your roof area.

Roofers also add material for waste from cuts, typically more on a hip roof with many angles than on a simple gable. A quote that orders 10% to 15% more material than your measured area is normal. One that orders 30% more deserves a question.

Step 2: Multiply by the 2026 price for your material

Architectural shingles are the default on most American homes for good reason: they cost only modestly more than 3-tab and last noticeably longer. Metal makes sense when you plan to stay long enough for its lifespan to matter. We compare the two in metal vs. asphalt roofing.

Step 3: Add tear-off and the deck underneath

Tear-off means removing the old roof down to the wood deck and hauling it away. It runs about $0.40 to $3 per square foot, depending mostly on how many layers are up there. Two layers of old shingles cost far more to remove than one.

Decking is the plywood or plank surface the shingles nail into. Nobody knows how much of it is rotten until the old roof comes off, so a fair quote lists a price per sheet or per square foot for replacement, typically $2.20 to $3.00 per square foot. A few soft sheets are normal on an older roof. Several whole slopes is a sign of long-term leaking or poor ventilation.

Step 4: Check the line items that complete the job

A complete roof is more than shingles. Every one of these belongs in the bid, either as its own line or clearly included in the total:

  • Underlayment over the whole deck
  • Ice and water shield at eaves and valleys, which building codes require in regions with a history of ice dams
  • Drip edge along eaves and rakes
  • Flashing at walls, chimneys, skylights and vents, replaced rather than reused
  • Ventilation: ridge vents, soffit vents or both, sized for the attic
  • Pipe boots around plumbing vents
  • Permit and inspection, usually $100 to $500
  • Dumpster, cleanup and magnetic nail sweep of the yard

Metal accessories got more expensive in 2026. Section 232 tariffs on steel and aluminum sit at 50%, and drip edge, flashing and fasteners rose an estimated 15% to 25%. That is a real cost increase, not padding, but it should show up as materials, not as an unexplained "fee."

Step 5: Adjust for what makes your roof harder

Two roofs with the same area can cost very different amounts. Labor is about 60% of a typical asphalt job, so anything that slows the crew moves the price:

  • Steep pitch. Above about 8/12, crews need roof jacks, harnesses and more time.
  • A cut-up roofline. Each valley, dormer, skylight and chimney adds hours and flashing.
  • Height and access. Three-story walls, tight lots and landscaping that blocks the dumpster all cost time.
  • Location. Labor rates vary widely. The median U.S. roofer earned $50,970 in 2024, but wages in high-cost metros run well above that.

Why 2026 quotes are higher than last year's

Shingle manufacturers raised prices twice in 2026: 4% to 8% in spring and another 6% to 9% effective June 1. If a neighbor paid a certain amount in 2025, expect to pay more for the same roof now. Ask your roofer to lock the material price in writing for a set period, so a delay does not trigger another increase.

What your insurance will and will not pay

Insurance pays for sudden damage, such as hail or wind, not for a roof that wore out. And more policies now pay roof claims at actual cash value or by a roof payment schedule, which deducts depreciation based on age. On an older roof, the check can be a fraction of the replacement price. Check your declarations page for the words "actual cash value" or "payment schedule" before you plan around a claim.

Does a new roof pay for itself?

Partly. The 2025 Cost vs. Value report found that an asphalt shingle replacement recouped about 67.5% of its cost at resale nationally, while a metal roof recouped about 50%. The rest is paid back in avoided damage, easier insurance and a house that sells without a roof objection. If you are selling within a year or two, a sound roof matters more than a premium one.

Your five-minute estimate, start to finish

  1. Measure the footprint, add overhangs, multiply by the pitch factor, divide by 100 for squares
  2. Multiply by the price per square for your material
  3. Add tear-off for the number of layers you have
  4. Add an allowance for a few sheets of decking
  5. Add the permit, then compare your total to each bid

How much does a new roof cost for a 2,000 square foot house?

A 2,000-square-foot single-story house usually has around 22 to 25 squares of roof once pitch and overhangs are counted. In architectural shingles that is roughly $9,000 to $14,000 installed before tear-off and decking, and more for steep or complex roofs.

How do I calculate roof squares?

Measure the home's footprint including overhangs, multiply by the pitch multiplier (about 1.12 for a 6/12 roof), then divide by 100. The result is the number of squares.

How much does it cost to tear off an old roof?

Roughly $0.40 to $3 per square foot, depending mainly on the number of old layers and local disposal fees.

Is metal roofing worth the extra cost?

Metal costs about two to three times as much as asphalt but can last 40 to 70 years. It makes the most sense if you plan to stay in the home for decades. For resale within a few years, architectural asphalt usually returns more of its cost.

Why is my roof quote higher than my neighbor's?

Roof area, pitch, number of old layers, valleys and dormers, access and the year of the quote all change the price. Shingle prices rose twice in 2026, so a 2025 price is not a fair comparison.
