7 Signs You Need a New Water Heater (and What Replacing It Costs in 2026)

Rust, rumbling, puddles and age: how to tell a repairable water heater from one about to fail, and what repair and replacement cost in 2026.

Aging tank water heater with rust stains and a small puddle on a basement floor

Estimate at a glance2026

Replace a water heater that leaks from the tank itself, gives rusty hot water, is past about 10 to 12 years for a tank, or needs more than $500 a year in repairs. A tank replacement costs about $882 to $1,826 installed (Angi), while tank repairs typically run $150 to $700. The federal credit for heat pump water heaters ended for 2026 installs.

A water heater usually warns you before it fails. The trouble is that the warnings are easy to ignore until there is a puddle on the basement floor. Knowing which signs mean "repair" and which mean "replace" saves money and prevents water damage.

The 7 signs

1. Water pooling around the tank

Check where the water is coming from. A leak at a pipe connection, drain valve or relief valve can often be repaired. A leak from the tank body itself cannot. Once the inner tank corrodes through, replacement is the only fix.

2. Rusty or discolored hot water

If only the hot water is rusty, the tank may be corroding from the inside. A worn-out anode rod is one cause, and replacing it can help if caught early. Rust in both hot and cold water usually points to your pipes or water supply instead.

3. Rumbling, popping or banging

Sediment settles at the bottom of tank heaters, especially with hard water. Heat trapped under the sediment makes popping noises, reduces efficiency and stresses the tank. Flushing can help a younger tank; on an older one, loud rumbling often means the end is near.

4. Not enough hot water

Running out faster than before can mean a failing heating element in an electric unit, a bad thermostat, a broken dip tube or heavy sediment. Some of these are inexpensive repairs.

5. Age

Tank water heaters typically last about 10 to 13 years for gas and 10 to 15 for electric. HomeGuide recommends evaluating tanks older than 10 to 12 years for replacement rather than continued repair. Your heater's age is usually coded in the serial number on its label; the manufacturer's website explains how to read it.

6. Rising repair bills

HomeGuide suggests replacing when repairs exceed about $500 a year. Money spent repeatedly on an old tank is money not spent on a new one.

7. A leaking or dripping relief valve

The temperature and pressure relief valve, or T&P valve, releases water if pressure or temperature gets too high. A valve that drips repeatedly may be faulty, or the tank may be overheating or over-pressurized. Never cap or plug a T&P valve or its discharge pipe; it exists to keep the tank from bursting. Have a plumber check it.

Repair or replace: the 2026 numbers

ItemTypical 2026 cost
Tank water heater repair$150 to $700
Tankless water heater repair$300 to $1,300
Tank replacement, installed$882 to $1,826 (Angi average $1,347); HomeGuide range $600 to $3,100
Tankless, installed$1,400 to $3,900 (Angi); HomeGuide $1,400 to $5,600

The two sources differ because HomeGuide includes more complex jobs, such as relocations and code upgrades. A simple like-for-like tank swap usually falls within Angi's range.

Why replacing early can be the cheaper choice

A failed tank can release a lot of water fast. Research from the Insurance Institute for Business and Home Safety, as reported in a 2026 compilation of water-damage statistics, puts the average water heater failure claim at about $4,444, with most failures coming from a slow leak or sudden burst. Replacing an aging tank on your schedule costs less than that, avoids emergency rates and lets you compare quotes.

Two inexpensive safeguards help whatever you decide: a drain pan under the tank piped to a drain, and a water leak sensor that alerts your phone. For more on insurance treatment of leaks, see signs of a hidden water leak.

What happens during a replacement

A typical like-for-like tank replacement takes a few hours. The installer shuts off the water and fuel, drains and removes the old tank, sets the new one, and reconnects water, gas or power and venting. Depending on local code, the job may also include:

  • A permit and inspection, which many areas require for water heater replacement
  • An expansion tank, often required when the home has a backflow preventer or pressure regulator
  • Seismic straps in earthquake-prone areas
  • Updated venting for gas units
  • Haul-away of the old tank

Ask for each of these to be listed on the quote so you can compare bids fairly. A suspiciously low quote often leaves out the permit or expansion tank.

Choosing the replacement

When you replace, you can stay with a tank or switch types:

  • Same type, like-for-like: fastest and cheapest.
  • Tankless: longer life and endless hot water, but often needs venting, gas line or electrical work. See tankless vs. tank water heaters.
  • Heat pump water heater: very efficient for electric homes. See heat pump water heater cost.

Note that the federal tax credit of up to $2,000 for heat pump water heaters ended for installations after December 31, 2025, even though some websites still list it. Check state and utility rebates.

Get the most out of your current heater

  • Flush sediment once a year, especially with hard water
  • Check the anode rod every few years
  • Set the temperature to 120 degrees Fahrenheit, which the Department of Energy estimates saves about $36 to $61 a year
  • Test the T&P valve according to the manufacturer's instructions

If you are unsure, a plumber's inspection is inexpensive compared with a failure. Ask them to check the anode rod, the T&P valve, signs of corrosion at the fittings and the tank's age, and to tell you honestly whether a repair makes sense for a heater of that age.

Questions homeowners ask

How long does a water heater last?

Tank water heaters typically last about 10 to 13 years for gas and 10 to 15 for electric. Tankless units often last 18 to 22 years for gas.

What are the signs a water heater is going to fail?

Leaks from the tank, rusty hot water, rumbling or popping, less hot water, a dripping relief valve, frequent repairs and an age past 10 to 12 years.

How much does it cost to replace a water heater in 2026?

About $882 to $1,826 installed for a standard tank according to Angi, with complex jobs costing more. Tankless units run about $1,400 to $3,900.

Is it worth repairing a 10-year-old water heater?

Small, cheap repairs can be, but HomeGuide suggests evaluating replacement for tanks older than 10 to 12 years or when repairs exceed about $500 a year.

What does a leaking T&P valve mean?

The valve may be faulty, or the tank may be overheating or over-pressurized. Never plug it; have a plumber inspect it.

Is there still a tax credit for heat pump water heaters?

No federal credit. It ended for installations after December 31, 2025. Some states and utilities still offer rebates.
